Tracey is the go-to resource for commercial buyers and owners, landlords and tenants looking to sell, buy, lease or rent properties. He is a practical lawyer who steadfastly focuses on protecting his clients’ interests while doing what it takes to bring the parties together for a successful closing.

“I accomplish that by being responsive, professional and efficient,” Tracey said. “But perhaps most importantly, I’m sensitive to the business demands at the heart of these transactions, which allows me to concentrate our efforts on what really matters.”

Clients who work with Tracey get access to the knowledge he’s gained from representing both national tenants and landlords looking to lease space to those tenants. He understands the unique issues that come into play during those transactions and, along with other expertise, provides insights into where national tenants may be willing to make concessions and where they won’t budge.

Tracey has handled numerous environmentally challenged property deals and adeptly helps buyers manage their purchasing risk or determine when it’s best to walk away. His experience in alternative energy project financing and development also makes him unusually well suited to serve as real estate counsel for complex transactions involving wind or solar energy.

Tracey is a native of northwest Missouri. Before attending law school, Tracey worked as a television broadcaster and executive producer in several media markets. His legal clients now benefit from skills he developed in that profession, including strong writing and quick synthesis of subject area information.

Career Achievements

    Represented a startup “ghost kitchen,” negotiating a dozen major leases for a rapid nationwide rollout of the concept
  • Negotiated leases and purchase agreements for an international fast-food chain’s new stores in five states
  • Represented a publicly traded REIT in acquiring and disposing of industrial properties throughout Southern California
  • Handled leasing matters for a medical technology company in California and North Carolina and for an international aircraft parts company in North America and Europe
  • Represented the purchaser of a portfolio of 14 assisted-living properties in Michigan
  • Negotiated development agreements with a mass transit agency and a municipality on behalf of a Los Angeles County mixed-use project developer
  • Represented a regional grocery store chain in acquiring stores in three states, as well as leasing and subleasing the properties
  • Negotiated a developer’s equity investment in a $1.45 billion Arizona solar power facility
  • Handled a federal loan guarantee and the developer’s subsequent corporate restructuring in connection with a $1.2 billion California solar power facility
  • Represented lenders in financing of alternative energy projects in Chile, New York, Oklahoma and Texas
